In this internet age, many people now choose to work at home where they can do the job online, be self-employed, work as a freelancer, or join a gig company.

These factors caused the typical rental application process to shift dramatically many years ago. If you’re self-employed, you may have noticed that it is difficult to get your apartment application through the approval process. So, how can you ensure getting the apartment of your dreams? Here are some helpful tips on how to help you rent an apartment when you’re self-employed.

Choose your landlord wisely

The best way to get approved in your apartment application is to shy away from large apartment complexes run by nationally-owned companies. These rental businesses usually have corporate leasing policies that can be difficult to comply with. Look for small and privately-run rental properties where you can meet the landlord in person. Ask friends for referrals, so that those personal references may help convince the landlord to approve your application.

Know where your money has been and where it is going

When applying for an apartment, you will be asked by the landlord for your proof of income shown on tax returns and bank statements. Make sure to bring bank statements that cover the last three months of transactions. You also need to bring IRS-approved copies of the past 2-3 years’ annual tax returns. If you have recurring clients, also bring copies of their contracts or invoices that can support some regularity. It will show the landlord that you are responsible with your finances.

Know your network

Make sure to provide your prospective landlord good references from your previous landlords, particularly the landlords whom you have rented from while you were self-employed. Written recommendations from your last landlord with contact info are ideal. It can even help more if you create a “renter’s resume” that gives details of your past rental history, including dates you lived there, landlord contact info, the reason why you moved, how much you paid in rent, and other related information. You can also include employment history, references, and even a goal.

If you don’t think your application will be approved since you are self-employed, another way to rent an apartment if you’re self-employed, would be to have a consignor. It may take some guts to ask your friends or a relative to co-sign on your lease, however you can explain to them that as a self-employed individual, it is difficult when it comes to renting an apartment or securing a loan. With a co-signer on the lease, this gives the landlord assurance that should you not be able to pay the rent since you are making money from non-traditional pay, the consignor will be responsible to pay in your stead.

Have A Great In-Person Interview

When you are going to meet the landlord or the manager to look at the apartment, have all the supporting documentation ready. Impress the landlord by being prepared for a good interview so that you will be easier to qualify as a renter. Always try to be courteous, polite, attentive, and be sure to look them in the eyes when you are speaking to them. Show them that you are 100% serious about renting the apartment.

Other apartment application tips

Think of different ideas that might make you a model tenant. If you don’t have pets, that could be a plus. Or maybe you don’t have a car so you won’t need a parking space. If you find it hard to look for an apartment, consider hiring a leasing agent to help with your search. You can find agents who specialize in finding rental properties. A leasing agent might know some available properties that are not advertised yet. Once you finally find an apartment, be sure to bring your bank statements, tax returns, and have the deposit money ready. Remember that most landlords typically check these things because they want to be sure if you can pay the monthly rent.

Following these tips on how to rent an apartment if you are self-employed will assist you in securing a new home. Make sure to make the best first impression, answer all the questions honestly, and above all, be professional. With these tips in hand, you are now ready to continue with your search for your dream apartment.
